  • Details about the Florida Real Estate Commission (FREC)

    How is the Florida Real Estate Commission (FREC) made up? FREC was created to protect the public through regulation and education of the Real Estate industry. Four of the members: Must be a licensed Broker who have held an active license in the proceeding five years. One of the members: Must be a licensed Broker or Sales Associate who has held an active license in the prceeding two years. Two of the members: Are not, and have never been an active Sales Associate or Broker. At least one of the members: Must be atleast 60 years of age or older. Members of the commission are appointed to a four year term. You can find the Florida Statutes for FREC here. When does the Florida Real Estate Commission (FREC) meet? FREC meets once a month typically on the 3rd Tuesday and Wednesday of each month. You can find their schedule here. The meetings are held at the Division of Real Estate offices in Orlando, Florida.     The cost to renew your Florida real estate license with the DBPR vary from each renewal period. To pay your annual fee, go to the DBPR website at www.MyFloridaLicense.com. Keep in mind that you must also complete your continuing education in order to be in good standing with FREC. If you are a sales associate and this is your first renewal, the requirement is 45 hours, for Brokers it is a 60 hour course. If you have already completed these courses previously, then the requirement is only 14 hours. You can get a list of approved real estate schools on our website here.     A real estate referral company is a company where agents can hang their real estate license and make a part of the commission (typically ¼ of the total gross commission) by referring their prospects to full time agents. Real estate referral companies are typically not associated with the Board of Realtors or the MLS. You are probably asking yourself “Why wouldn’t an agent want to work with their prospect directly and make the full commission?” Some reasons would be: That being active with a referral company means they would not have to pay any dues to the Board of Realtors or the MLS. A referral agent is able to make referral fees off of their prospects all over the world. Whereas, typically, full time agents can only make money off of prospects in their local area. Agents in a real estate referral company might have other obligations besides real estate and may not have the time to focus much on real estate.   • My Florida MLS Free Access, is it possible?

    We have many agents who contact our company who want free access to My Florida MLS. The answer to this question is no, there is no possible way to have access to the MLS for free. With technology today, the MLS is on the cutting edge. Every account on the MLS is tracked by your IP number which is unique for every commputer, if the MLS see’s multiple users, they will find out why and send out a fine. The problem is most brokers are active with the Board of Realtors and the MLS, in order to be active, you would also have to be a member of both associations. Now if you are only doing 1 or 2 transaction’s a year you might want to consider placing your license our company. We are not affiliated with the Board of Realtors or the MLS so you will not have those expenses. Anyone that you know of that is looking to buy or sell any type of real estate not just in Florida but anywhere in the U.S. or the world, we would refer it out to an agent that does sell full time. That agent’s brokerage would then pay us a referral fee at minimum 25% ofthe total gross commission, we then pay you back 90% of the 25% referral fee.
