Get your Georgia Real Estate License through Reciprocity If you have a real estate license in any U.S. state that is in good standing, except for Florida, you can get a reciprocal real estate license in the state of Georgia without having to take a test. All you have to do is fill out their application, pay a small fee, and affiliate yourself with a licensed Georgia brokerage. Below are the steps to get your Georgia real estate license through reciprocity. *Florida licenses would need to pass a supplemental exam, contact GREC (Georgia Real Estate Commission) at 404-656-3916 for the details on this. Step 1: Go to the the Georgia Real Estate Commission's (GREC) website here , scroll down to the bottom of the page under "reciprocity". Or, you can also print out their application here . Call GREC at 404-656-3916 (hit prompts 2, 1 & 0 to speak with someone) directly with any questions, let them know you have a real estate license in another state, and you want a Georgia real estate license through reciprocity. Step 2: The GREC requires a Georgia real estate company to sponsor you in order to get your license. We can sponsor your Georgia license as long as you fill out our application and pay our annual admin fee of $125, you can get all the details here . Once you have sent back our contract and paid our $125 annual fee, we can sign the GREC form in step 1. Step 3: Submit everything to GREC that they require in their application in step 1. Referral Agreement Park Place typically handles your referrals for you, in certain circumstances we do not. If you are wanting to get a referral out on your own, below is our referral agreement. We can work with any agent just as long as they and their company are ok with our referral fee which is 30% and 25% for sales below $200,000. Make sure the broker of the company signs our agreement and not the agent in order to guarantee they pay out the referral fee, as the agreement is between companies**. Marketing Guide How to find Commercial Real Estate referrals in your market The hard part about getting residential listings is getting a hold of the seller and then competing with the vast majority of real estate agents who sell residential real estate. Commercial real estate is very different and not nearly as competitive. By driving around your local area, you can visually see which commercial properties have sat vacant for a while or are in disrepair. Getting a hold of these owners is much easier and can usually be done by a simple online search vs trying to hunt down an individual residential owner. Also, the owner of a commercial property understands business and is more open to talking about numbers whereas a residential owner has an emotional attachment. See below on how to contact commercial real estate owners, refer them out, and have a top commercial agent do all the work for you. Step 1. Knowing your area Find commercial buildings in your local area that have sat vacant for some time. If you drive past one that looks in distress, write down the address. Commercial could mean anything from an old restaurant, to a warehouse or car dealership. The main thing you are looking for is property that has sat vacant for sometime. Step 2. Find out who the owner is Go to the website of the county property appraiser to where the property is located. Type in the address or search the unit through their map view if they have one. Once you pull up the property, see who the owner is. If the property is listed under a LLC or corporation (which they usually are) that is great news. If the owner is an actual person, it will be harder to make contact. At minimum you will have the mailing address to reach the owner in both scenarios. Also, get all of the data on the property within the county property appraiserâs website. See when the last sale date was and for how much. Find out what the current county assessment is (properties are typically valued at 5-10% above the county assessment). Step 3. Get more details about the owner & property The state in which the property is located, go to the website of the division of corporations or the secretary of state. It varies from state to state on which agency tracks this information. Plug in the name of the company to who owns the property into their search bar and see if the company is registered in that state. If so, get an idea of who the owner of the company is. If not, it could mean they are a company located in another state. Then, go to google.com and plug in the company name. Hopefully the name of the company pulls up in a google search and you can find a phone number or email to reach the company. Make notes of all the important data on who the owner is and how to contact them. Email and phone is best. Type the full address of the property into a google.com and see what pulls up online about the property. See if you can find the most recent activity on this property. Did they try and sell it in the last few years? Were they looking for a tenant to lease it out? Who was the brokerage representing them? All of this data can give you an idea on what their interests might be. The best commercial website is www.loopnet.com , it's the MLS for commercial real estate. Step 4. Contact the owner Once you have gathered as much information on the property and the owner as you can, this will give you enough knowledge about this deal to reach out to the owner and talk business. Below is an email you can use to send them an email if you were able to track one down. If you call them, let them know that you are a real estate agent, you know about their property and you wanted to see if they were interested in selling the property or leasing it out and that you might have a potential buyer or lessee for them (even if you donât, but have a good rebuttal if they ask). Let them know that you are not the agent who would handle the transaction but would be referring it over to a top commercial agent in their market to handle the sale if they were interested in selling or leasing. Or, you are just wanting someone to buy or lease the property so itâs not a vacant property in your community. Email example that has worked many times before: Subject: *** CURRENCY CIR LAKE MARY, FL 32746 Email body: Hi Owner, I'm an agent here in Lake Mary, Florida and saw that the above property has you down as the current owner in the county property appraiserâs website. This property has been sitting vacant for several years and our market here in Lake Mary has been getting very hot lately. I have a few possible restaurants that might have an interest. I'm not sure if you are the owner or not on this property. If so or you might know, are they interested in leasing it out or selling? Please let me know as I might have a potential buyer/leasee for you. You can reach me at this email or my cell *******. Please let me know. Step 5. Conclusion We have successfully used this model many times before. The good part about contacting the owner to a commercial property that has sat vacant for a while, the owner is reminded that they can make money on their property. Most of these owners donât even live in the town that the property is located and are not thinking about their property. These owners are typically happy that you gave them a reminder that they have a property sitting there that can generate income or that they can cash out and invest in something else and get a tax break through a 1031 exchange . INDEPENDENT CONTRACTOR AGREEMENT CONTRACT BETWEEN PARK PLACE REALTY NETWORK, LLC AND NETWORK SALES ASSOCIATE THIS AGREEMENT is entered into between Park Place Realty Network, LLC, a Florida corporation (Doc. # L10000056684) with its principal place of business at 2500 W. Lake Mary Blvd, Suite 220, Lake Mary, FL 32746 (hereinafter âPPRNâ) and the licensee whose name appears below (hereinafter âNETWORK SALES ASSOCIATEâ) for and in consideration of the following promises, agreements, and covenants: WHEREAS, PPRN is licensed as a Real Estate Broker in the States of Florida, Georgia, and North Carolina and is qualified to and does operate a general real estate referral business and does enjoy the goodwill of, and reputation for fair dealing with the public; and WHEREAS, Network Sales Associate is now engaged in business as a referral real estate sales associate, and has enjoyed, and does enjoy a good reputation for fair and honest dealing with the public as such; and WHEREAS, it is deemed to be the mutual advantage of PPRN and Network Sales Associate to form the association hereinafter agreed to under the terms and conditions hereinafter set out. NOW, THEREFORE, in consideration of the foregoing, the parties agree as follows: 1. Network Sales Associate fully understands that he/she will not be permitted to list or sell but will only act in the capacity of a source of referrals. Network Sales Associate is not to solicit listings of any brokerage firm. 2. Network Sales Associate agrees to conduct his/her business so as to conform to and abide by all laws, rules, regulations and codes of ethics that are binding upon or applicable to real estate sales professionals in Network Sales Associateâs geographic area. 3. Network Sales Associate hereby agrees to refer to PPRN any and all information regarding potential customers for the sale or purchase of real estate (the âLeadsâ). Subsequent to the referral of the Leads to PPRN, Network Sales Associate shall have no further duties or obligations with respect hereto, except to refrain from interfering with later activities by other parties as are contemplated hereunder. PPRN prohibits Network Sales Associate from negotiating any and all referral commissions. Any referral commissions negotiated without PPRN's knowledge or approval, regardless of the time of such negotiation, may result in Network Sales Associate receiving a lower commission on that particular referral. 4. PPRN shall refer all leads to another duly licensed broker serving the market area of the Lead (the âthird-party brokerâ). Thereafter, Network Sales Associate will be advised of the identity of the third-party broker, to whom the Lead has been referred. Network Sales Associate is aware that PPRN has been organized to provide a real estate referral service that PPRN will not actively participate in the sale, purchase, or leasing of the property. Both parties recognize PPRN endeavors to select qualified third-party brokers and when applicable, special sales associates. In the event that customer/client chooses of his/her own volition to do business with another sales associate or broker, there may or may not be a referral fee available. Network Sales Associate is allowed to choose their own third-party broker as long as the third-party broker agrees to PPRNâs referral fee. 5. Network Sales Associate is aware that PPRN does not, and will not, maintain membership in any Boards of Realtors or Multiple Listing Services. 6. PPRN agrees to distribute referral fees earned by Network Sales Associate no later than ten (10) days after receipt by PPRN, or as soon thereafter as such funds have cleared PPRNâs bank account. PPRN is not liable to Network Sales Associate for any referral fees not collected and any expenses associated with the collection of a referral fee shall be shared in direct proportion to the participation. Network Sales Associate will receive 90% of the total referral fee received by PPRN up to 25% standard industry referral fee. Any amount earned above the standard 25% referral fee is retained by PPRN. PPRN must earn a minimum of $100 per transaction. Many referrals for New Home Construction can yield a higher referral fee back to PPRN since PPRN will be required to be more involved in those transactions. In that case, PPRN would split that much larger referral fee with Network Sales Associate 50/50. Referrals are subject to approval by PPRN. 7. PPRN shall not be liable to Network Sales Associate for any expenses incurred by Network Sales Associate, or for any of his/her acts. Network Sales Associate acknowledges that he/she is not an employee nor a partner, but a Network Sales Associate with an independent contractor status, with no rights of workerâs compensation, salary, pension, sick leave, sick pay or other attributes of an employee relationship. 8. Network Sales Associate recognizes that there are no mandatory referral quotas to meet or any mandatory sales meetings to attend and that each associate has their own responsibility to purchase the license, and all other expenses necessary, and to pay and maintain their own auto insurance, hospitalization, or whatever other insurance he/she may choose to maintain. 9. It is mutually agreed that this contract may be terminated by either party thereto at any time upon written notice given to the other. Such termination, however, shall not divest Network Sales Associate of any rights to referral fees earned on referrals under contract but not yet closed, as long as they close within 365 days of Network Sales Associates termination date. 10. Network Sales Associate shall not, after termination of this Agreement, use to advantage or to the advantage of any other person or corporation, any information gained for or from the files or business of PPRN. 11. It is understood that this Agreement is subject to change at the discretion of PPRN. Any changes to this Agreement shall be in writing and shall be made available to Network Sales Associate. If Network Sales Associate does not agree to be bound by any changes to this Agreement, then Network Sales Associate must inform PPRN, in writing, of such disagreement. Any notice of disagreement regarding changed terms shall be deemed by all parties to be a termination of the Agreement. 12. Network Sales Associates shall pay an annual, non-refundable administration fee (hereinafter âfee"). The initial fee is due upon joining PPRN, and subsequent fees are due annually on the assigned renewal date. Renewal notices will be sent prior to the renewal date, and Network Sales Associates are responsible for timely payment. Failure to pay by the renewal date may result in the Network Sales Associateâs license being made inactive. The current fee can be paid and is listed at www.ParkPlaceNetwork.com/adminfee. PPRN reserves the right to adjust the fee with advance written notice before the next renewal date. This Agreement shall be construed in accordance with the laws of the State of Florida without regard to any conflict of law principles. If any provision of this Agreement is determined by any Court, arbitrator, or other tribunal to be unenforceable then the remainder of this Agreement shall be enforced as though the unenforceable provision does not exist. The sole jurisdiction and venue for any dispute regarding this Agreement shall be Seminole County, Florida. In any dispute regarding, related to, or arising out of this Agreement, including those related to its interpretation or requirements, the prevailing party shall be entitled to recover its reasonable attorney's fees and costs at all stages of litigation, including any appellate action.
